Plymouth and Northville Real Estate Values – the First Six Months of 2016 were Good!

It’s mid-summer and we now have data for the first six months of 2016! Our markets of Plymouth and Northville, both City and Township, remain strong and steady. The charts are fairly self-explanatory and locals know how intense the market is around us. The City of Plymouth continues to increase in value as the downtown area flourishes with new shops including the opening of Westborn Market. It’s heartwarming to see people walking downtown with their folding shopping trolleys on their way to do their grocery shopping! The City of Northville has also seen significant increases in value – especially in the downtown area where new businesses like Red Dot Coffee and the Center Street Grille have created a lot of excitement. The Townships of both Plymouth and Northville have shown very steady pricing and new development activity is on the rise once again in Northville Township.

It’s time once again to recap sales trends in our area with the Summer selling season now behind us. The City of Northville and Northville Township real estate markets continue to show good demand, limited supply, and consequently – steadily rising prices. Median sales prices for single family homes and condos are up again this year and near pre-recession highs.

If you live in the City of Northville, I’m sure you’ve heard your friends and neighbors talk about a house that sold quickly while another does not. Not every home will sell instantly for a high price – especially in the higher price ranges where there are fewer buyers and the selling process can take longer.  A home may also be priced too optimistically and may need a price adjustment to capture a buyer.

In the Township, prices are up while more supply is starting to come online. There are also more new construction options available as new developments begin to break ground.

Will the market go even higher in 2015 is something we can’t predict but there doesn’t appear to be any let up in demand at the moment.

2013 Northville Township Real Estate Value and Sales Summary

2013 Northville Township real estate values reflect what the entire region has been seeing – steadily increasing prices. Since 2009, values have been  improving year over year. There are far fewer bank-owned homes and short sales impacting the market.  And, with the local economy improving dramatically, the annual cycle of new buyers combined with buyers who delayed buying during the recession, have created a very competitive real estate market.

The Abandoned Institutions of Western Wayne County

DSC_0960One of the more interesting contrasts you’ll find in the Plymouth and Northville area is the co-existence of prison facilities alongside lavish luxury homes. After closing several years ago, the Robert Scott Correctional Facility (AKA Women’s Prison) in Northville Township is being demolished. The work has been going on for some weeks now and the buildings are coming down one after another.  No word yet on what will become of this prime real estate on the northwest corner of Beck Road and 5 Mile. I’m sure no one will miss the rows of razor wire topped fencing and concrete watch towers.

But just west along 5 Mile still stands the also closed Western Wayne Correctional Facility formerly known as the Detroit House of Correction.  I like the old name better. I’m sure this complex will also be demolished one day. Located on the outskirts of Detroit, there were once many institutional facilities here including the old Northville Regional Psychiatric Hospital (planned for development), the Wayne County Training School (now luxury homes and a strip mall), and Maybury Sanatorium (now Maybury State Park).

Northville Township Board of Trustees Approve $82M Seven Mile Master Plan for the Old Northville Hospital Site

The old Northville Hospital facility and the surrounding 350 acres of land finally have an approved plan to develop the site. Located along the south side of 7 Mile road just west of Haggerty, the abandonned buildings and empty spaces have been an attraction for urban explorers or in this case – suburban explorers.  The vision going forward includes everything from mountain bike trails and sledding hills to an energy park and aquatic center.  The plan may take decades to realize but promises to re-purpose some prime real estate in such a way that will increase property values in the area for the long term.  For more informatin about the the plan, click here.

Northville Township Real Estate Prices Show Slight Improvement 2011 Year to Date vs. the Same Period Last Year

There has been plenty of news lately regarding real estate prices across the country. But as we all know, nothing is more local than Real Estate.  Prices vary considerably across the metro Detroit area and it’s only when you examine local data closely, can you get an accurate picture of what’s really happening in your market. In Northville Township, an affluent western suburb of Detroit, prices have remained strong having shown a slight increase year to date vs. the same period last year. At the same time, the number of homes available for sale has decreased approx 15% and this lack of inventory has driven up pricing and reduced the number of days on market. Homes that offer great location, updates, and amenities are commanding very strong prices and selling very quickly. Combined with fewer distressed sales and an improving economy, we have seen more buyers relocating to the area vs. 2 years ago when many sellers were relocating out of State. Even with the overall market trends mentioned above, home pricing is unique to each particular home and seller circumstance.
