This weekend in Plymouth: 2014 Fall Festival, Pancake Breakfast, Spaghetti Dinner, Chicken Barbeque- Sept 5-7, 2014!

20120908_103518It’s that time of year again!  The kids are back in school and the smell of barbeque smoke drifts through downtown Plymouth as the annual Fall Festival is here.  September 5-7, 2014 will be non-stop pancakes, spaghetti, and barbeque chicken along with carnival rides for all ages, midway games, concerts, car show, and attractions for everyone.

Downtown streets are closed off and for one weekend, downtown Plymouth is transformed into a local fair with all the pre-requisites.  I have to admit, this is one of my personal favorites of all the festivals that happen in Plymouth – good fun for the whole family and another great reason the area continues to thrive.  For more information, go to: http://www.plymouthfallfestival.com/

2014 Northville Food Truck Festival Saturday August 23rd 11am-11pm

One of the areas last outdoor festivals of the summer – the Northville Food Truck Festival puts together mobile food, a car show, beer garden, live music and even an outdoor food themed movie for the whole family.  Go to Ford Field in downtown Northville Saturday, August 23rd for this unique event.

Susan G. Komen 3-Day Walk is Coming to Downtown Plymouth and Northville Saturday!

Komen 3-Day Walk for Breast Cancer Awareness. For the 5th consecutive year the fundraising walk will travel through Downtown Plymouth along Main Street and Ann Arbor Trail. Join a cheering squad near the park or along the route!

They’ll begin at 8:15am walking through Downtown Northville along Center Street. From there, they’ll come to Downtown Plymouth via Ann Arbor Trail and Main Street until they reach Kellogg Park. This event bring awareness and raises funds for the development of a cure. Show your support for these dedicated walkers! #the3day.

City of Northville Real Estate Values Continue to Rise

Real estate values in the City of Northville continue to climb in 2014 with strong demand and limited supply – especially in the under $500,000 price range. Average sales prices are up and approaching pre-recession highs.  Desirable homes with good locations often sell in days with multiple offers – and oftentimes over asking price. Over the summer, there have been more homes coming on the market  providing buyers with a few more options (and more leverage).

School is out and summer vacation is here at last!  Northville Downs, home to harness racing and off track betting among other things, hosts Northville’s 2014 Carnival Midway in their parking lot. There will be plenty of rides, games, and other amusements for the whole family.

2013 Northville Township real estate values reflect what the entire region has been seeing – steadily increasing prices. Since 2009, values have been  improving year over year. There are far fewer bank-owned homes and short sales impacting the market.  And, with the local economy improving dramatically, the annual cycle of new buyers combined with buyers who delayed buying during the recession, have created a very competitive real estate market.

Last week we published price and sales data for the City of Plymouth.  This week, we turn our attention to the City of Northville just up the road.  In 2013, sales data for listed homes showed steady increasing values but also limited inventory. While prices have recovered, sales volume has not which reflects the lack of inventory buyers are faced with when shopping for homes in the City of Northville.

With the local economy improving dramatically, the annual cycle of new buyers combined with buyers who delayed buying during the recession, have created a seller’s market. Recently, supply has improved slightly and homes aren’t as likely to sell instantly but time on market is always more dependent on pricing than supply/demand dynamics.
