Northville Homes Values Continue to be Strong in First Half of 2015 – Especially in the City of Northville

With the first six months of 2015 behind us, it’s a good time to look back and see how the market is doing vs. last year.  In the City of Northville, average prices are up sharply with strong demand and limited inventory. With new restaurants and shops opening up, the downtown area continues to be a very attractive place to live. In the Township of Northville, prices are still strong but the rapid rate of rise in previous years appears to have crested. Homes in both markets continue to be highly sought after – especially by incoming relocation buyers moving here from across the country or back from overseas. The area has also seen the growth of new businesses which all seem to be busy! As always, homes with the best locations, in move-in ready condition, and with current materials/color choices will command the highest prices. Browndog Creamery Now Open in Downtown Northville and It’s Worth a Visit!

The craft beer and microbrewery industry has been growing for some time in Michigan. Now apply that concept to ice cream and you get our very own ‘micro churn’ in Northville! Browndog Creamery specializes in small batch ice cream, hand crafted desserts, ice cream cakes, pints to go, and Michigan made beverages. Browndog Creamery is located at 118 E Main St in downtown Northville. We’ve enjoyed their treats a couple of times already and look forward to returning again soon!IMG_0132

2014 Plymouth and Northville Real Estate Sales Price Summary

2014 saw the average sale price for a residential home in the Plymouth and Northville markets continue to increase. In the City of Plymouth, the average sales price has risen for 4 consecutive years reaching new highs.  The average sales price of a single family home in the City of Plymouth is now 63% higher than in 2010. The City of Northville has also reached near pre-recession highs with the average sales price increasing 70% since 2009.  In the Township areas, Both Plymouth and Northville Townships have also seen steady price increases but have yet to surpass pre-recession highs.  Price growth has been steady and the trend is higher across the board.

The dramatic increase in real estate value in the local area has reignited new construction activity. In the City, we are seeing smaller/older homes demolished and larger homes built in their place.  In the Township, we are seeing farms and empty lots replaced with new residential and commercial building activity.  The street scenes and landscape are changing!

And as we look forward to 2015, all indications are that prices will continue to rise albeit at a more conservative and sustainable pace. Interest rates remain low while interest in moving to Plymouth and Northville remain high.

Yesterday marked the creation of BAKE Real Estate in my hometown of Plymouth. Many of you locals know of Robert Bake REALTORS, which my dad established in 1967. Northville Holiday Lighted Parade Friday November 21st 6:30pm

lighted parade If you can’t beat winter, then may as well join in and embrace it! Northville has unique parades through the downtown including the Victorian Festival and the upcoming Holiday Lighted Parade, which kicks off the holiday season with music, merriment and warm drinks amidst the hometown Americana atmosphere of Historic Downtown.  Fun for all ages, this year, the parade will be Friday, November 21st at 6:30pm.

It’s time once again to recap sales trends in our area with the Summer selling season now behind us. The City of Northville and Northville Township real estate markets continue to show good demand, limited supply, and consequently – steadily rising prices. Median sales prices for single family homes and condos are up again this year and near pre-recession highs.

If you live in the City of Northville, I’m sure you’ve heard your friends and neighbors talk about a house that sold quickly while another does not. Not every home will sell instantly for a high price – especially in the higher price ranges where there are fewer buyers and the selling process can take longer.  A home may also be priced too optimistically and may need a price adjustment to capture a buyer.

In the Township, prices are up while more supply is starting to come online. There are also more new construction options available as new developments begin to break ground.

Will the market go even higher in 2015 is something we can’t predict but there doesn’t appear to be any let up in demand at the moment.

Salem Township Farm Stands

pumpkinsOne thing I love about Salem Township just West of Plymouth & Northville are the random farm stands where one can stop and pick up fresh eggs, pumpkins, fresh produce & the like. Today, on my way back from the filming for a spectacular Spring 2015 listing…I happened upon this one, where I picked up some of the season’s finest fresh tomatoes, garlic, pears and a dozen fresh eggs.

Parents of small children take note, as this farm stand features a kids’  play area with bales of hay, a bouncy house, and other play equipment.  It was located on North Territorial just West of the bend in the road where Joy Road crosses.  There were even some farmer types that stopped their big pickup trucks to grab large bags of deer feed (broken carrots) for their upcoming hunting trips. Gotta love Salem Township Country Living!

This Friday Halloween Festivities Kick off in Downtown Northville with the Unveiling of Skeletons are Alive

2014 Victorian Festival in Downtown Northville this Weekend Sept. 12-14th

victorianfestivalGet your weekend started with a visit to the 2014 Victorian Festival in Downtown Northville. This is the BIG festival for Northville  – the Parade kicks off at 6:30pm on Friday.  Activities for all ages will be taking place until Sunday afternoon. Catch a Cross section of tree trunk showing growth rings“vintage” baseball game at Ford Field, learn and explore at Historic Mill Race Village and so much more.
