Could this be the new home of Plymouth’s Post Office?

CAM00304

Renovation work has begun on 885 Penniman at the corner of Penniman and Harvey.  The Post Office is planning to relocate here from their current location in their historic building across the street. The new site was previously a convenience store and lately a vacant building and parking lot. With this change, we will see new life on this downtown corner lot as the hub of small town living in Plymouth. Plans for the old Post Office building include a gourmet marketplace which we are also eagerly anticipating!

Now Open! Alpine Chocolat Haus Stirring to Open in Downtown Plymouth

CAM00918

Now open, the Alpine Chocolat Haus brings another flavor to the downtown Plymouth experience. Although you can buy chocolate and ice cream at any number of enticing shops in the City, you won’t find one with a better location – right across from the Park! The interior design of the shop is modern and inviting. The displays are clean and contemporary while the brick wall adds warmth. The ice-cream display is even at ‘kid-height’ so the young ones can see the frozen treats more easily! At the far end of the store, there’s even a lounge area with comfortable chairs, wi-fi, TV, and iPads for the kids to play on.

The Alpine Chocolat Haus is poised for a stirring grand opening in downtown Plymouth. With construction work nearing completion, the sign was recently unveiled and it does look very tasty good. Posters covering the windows have all the prerequisite marketing language appropriate to Plymouth – words like ‘Artisan’ and ‘Michigan Made’ certainly will resonate with locals as the town gradually shifts slightly more upscale.

With several locations already in Northern Michigan, you can learn more about the Alpine Chocolat Haus by clicking here.

The Fall of the Plymouth Daisy Wall

CAM00264

Plymouth’s Daisy Wall was demolished today after years of debate over what to do with this piece of Plymouth history.  Originally part of the Daisy Air Rifle factory, most of the site was demolished and rebuilt as condos but one wall remained standing.  The plan was to incorporate this wall into one of the newer buildings so at least some of the condos would incorporate part of the original buildings. But as the market for condos weakened in the mid-2000s, construction stopped. Various parties around town proposed alternatives to keep the wall. The strongest proposal was a city park and pavilion. But ultimately, none were approved and the site was sold to a new developer and today, the wall came down.

Carrie Bake Interview in the Plymouth Observer and Northville Record

1463 SheridanThe Northville Record and the Plymouth Observer recently interviewed Bob and Carrie about their background and experience as Brokers in the area during the recent recession.   In the article, Carrie discusses how our team helped clients having to buy and sell in difficult times.  Many homeowners were faced with financial struggles during the recession making our responsibility as Realtors even more critical as people were forced to sell, relocate, or downsize. There isn’t an online version of the article yet but you can download a scanned copy here –> observer article.

City of Northville Home Values Sharply Higher in 2013

Screen Shot 2013-09-09 at 4.11.29 PM

206 W Dunlap Northville

This year in the City of Northville, we’ve seen a sharp increase in not just home prices, but also the number of homes selling above $500,000.  Prices haven’t surpassed the pre-recession peak yet but the trend is positive.  With the local economy growing and homeowners now more secure in their jobs and with their businesses, there are fewer sellers and more buyers. Buyers who were holding off on purchasing due to uncertainty about jobs and the economy have returned to the market.  While Sellers have recovered some or all of their equity and are in a better position to sell.

Downtown streets are closed off and for one weekend, downtown Plymouth is transformed into a local fair with all the pre-requisites.  I have to admit, this is one of my personal favorites of all the festivals that happen in Plymouth – good fun for the whole family and another great reason the area continues to thrive.  For more information, go to: http://www.plymouthfallfestival.com/

City of Plymouth Home Values Near Pre-Recession Highs

Screen Shot 2013-08-27 at 10.09.37 AM.png

As summer ends, this is a good time to add some perspective to what we’ve seen in the market so far this year. If you have bought or are trying to buy a house or condo in the City of Plymouth in 2013, this chart will not surprise you.  With homes selling quickly and often above asking price with multiple offers, values have been rising sharply this year. To see just how dramatic the increase has been, here is the price trend over past 10 years.  The data is just for the City of Plymouth (not the Township) and includes both homes and condos.  Not included are non-listed sales. But based on our knowledge of the market, the effect of non-listed data on the above chart would be negligible. csc_1972 As prices rise, we are seeing more people consider selling their homes which should ease the lack of available inventory. This however will be countered by the annual seasonal slowing of the market and higher and higher price expectations of sellers regardless of the location, condition, and layout of their home. Homes that have marginal locations, lack updates, and/or are priced too high will not sell quickly. So if you are trying to buy –  continue to expect some frustration as supply remains very limited in the City of Plymouth. I’ll be posting a similar chart for the City of Northville very soon.
